There are two types of consultations:

Current Planner Consultation: 
Schedule an appointment with a Current Planning Planner to discuss rezoning requests, review checklist items before submitting, or to discuss the zoning change process and what is needed for an application.   
Book a Current Planning Consultation or appointments can be made one-day in advance by calling 214.670.4209.  

• Basic Zoning Consultation(20 min. - Free): The Basic Zoning Consultation is designed to provide foundational knowledge for your site.  These are complimentary 20-minute sessions with a knowledgeable team member.  This consultation is a starting point for understanding  the basics for your specific site such as: Zoning Districts Regulations, Land-Use Provisions, Permitting Processes & Next Steps.  Great for Mom & Pops shops, small business owners, & minor projects. 

• Enhanced Zoning Consultation(up to 1-hr - $100 fee): In addition to our standard complimentary 20-minute Basic Zoning Consultations, we've introduced a premium Enhanced Consultation for more in-depth guidance.  This fee-based service ensures focused time with a zoning specialist.  We go beyond the basics to address specialized zoning challenges such as: Planned Development District (PDs), Form-Based Districts, Parking Analysis, Zoning Determinations & Ideal for Consultants & Zoning Professionals.  
  The initial fee for this service starts at $100, for up to a one-hour session.  Additional fees may apply for certain determinations and/or additional research.

Dallas Development Guide
The Dallas Development Guide is a guide to the Development Review Process.  It provides a summary overview of the process, describes what circumstances will trigger a particular review, and provides flow charts showing the chronological processes that must be completed before proceeding to further reviews. It is not intended to provide every technical detail or requirement of each review that makes up the development review process, the intent of this guide to provide an overview of the city Permitting / Processing system, while aiding to identify any potential issues early in the process.
