Industrial (Outside)

Definition

An industrial facility where any portion of the processing, fabricating, assembly, or disassembly takes place outside or in an open structure

Districts Permitted

If this use is "potentially incompatible" [See Potentially Incompatible Industrial Use ], it is permitted by SUP only in the IM district; otherwise it is permitted:

  • By right in the IM district
  • By SUP only in the IR

Required Off-Street Parking

One space per 500 square feet of floor area, plus one space per 500 square feet of outside manufacturing area

Handicapped Parking

Must be provided if more than ten off-street parking spaces are required for this use.

Additional Provisions

  • Accessory outside storage may occupy to 50 percent of the lot. Outside storage that occupies more than 50 percent of the lot is only allowed in a district where outside storage is permitted as a main use. For more information regarding accessory outside storage, see Section 51A-4.217. For more information regarding outside storage as a main use, see Section 51A-4.213..
  • Any portion of the building site containing this use that is adjacent to or directly across a street or alley from a district other than an IR or IM district must be screened from that district
  • Accessory inside retail sales may occupy up to 10 percent of the total floor area of the main use
